What If Up – My Secret Real Estate Selling Tool!
The idea to move away from our beloved Wimberley evolved over time. I think the idea really caught hold when we visited the Ft. Worth zoo with Jenna, followed by “date night” courtesy of nearby grandparents. The appeal was strong.
But first we needed to sell our home in Wimberley. We began seriously considering the possibilities during the holidays. The “logical” thing to do, of course, would be to wait until spring. Everyone knows that spring is the best time to sell a house, not to mention the dramatic downturn the market has experienced this year.
As the new year approached, I threw out the idea to my husband, “What if we list it now “for sale by owner” until spring and see what happens?” After all, all we would need is a sign in the yard. Shawn was concerned about having a sign out too long. He didn’t think it
would look good for potential buyers.
“So what if we simply list it on Craig’s List?”
He agreed. We staged the house, took some pictures, and posted our listing.
Later that day, we were talking with our neighbors. We told them we had put the house up for sale on Craig’s List. We even invited them in so they
could see how we had staged things.
Within 48 hours, we got a call about the house. Our neighbors had an out of town friend that visits Wimberley often. When she found out the house was for sale, she was interested.
She was able to access the pictures on Craig’s List, and within 5 days, we had an offer. Full price. Cash deal. In January. During an economic slump.
We walked away with a great ROI. She was thrilled. We were thrilled. But that’s not all…
We then started thinking about moving expenses. All of our furniture was purchased especially for this house. So we started thinking,
“What if our furniture conveyed with the property? What if we didn’t have to hire movers?”
And what about our next home? How would we find a place in Fort Worth while living in Wimberley? An idea emerged. “What if we trade furniture for 60 days of free rent?” Our out of town friends would walk into a furnished second home, and we would have the time to find the perfect new property.
Our buyer was thrilled. We were thrilled. But that’s not all…
